The housing market is now moving at two distinct speeds, as the trajectory of available inventory varies significantly from area to area and depending on the size of properties. Data from “Chrysi Efkairia” for the second quarter of 2026 shows that in several municipalities, the number of homes available for sale is increasing — primarily in the up-to-80 sq.m. category. At the same time, however, in most established and popular markets, available options continue to shrink, particularly for mid-sized and large family homes. The common thread across nearly all areas is that a rise in inventory is not translating into lower asking prices. On the contrary, even in areas where more listings are being added, prices continue to climb — often at double-digit rates.
Athens: Housing supply falls as prices push higher
Across Athens as a whole, supply declined in all three size categories. Available homes up to 80 sq.m. dropped by 1.3%, to 20,789 units, while the average asking price rose 11.2% to €3,012 per sq.m. In the 81–120 sq.m. segment, supply fell 10.2%, with prices settling at €2,831/sq.m. — up 4.7%. The steepest contraction was recorded in homes over 121 sq.m., where inventory shrank by 12.7%, while the asking price reached €3,050/sq.m.
Where available homes are shrinking the most in Athens
The shortage of available properties is most acute for larger homes, which are primarily targeted at families. This trend is being recorded in areas such as Glyfada, Elliniko, Agia Paraskevi, Kifisia, Chalandri, and Nea Erythrea. In Glyfada, available properties in the 81–120 sq.m. range fell by 7.1%, while those exceeding 121 sq.m. declined by 5.9%. Asking prices stand at €5,422 and €6,613/sq.m. respectively. By contrast, supply of small apartments increased by 6.2%, though this did not curb price growth — asking prices reached €5,342/sq.m., up 10.3%. In Elliniko, small apartments fell by 8.1% and large homes by 1.6%, while the 81–120 sq.m. segment remained essentially unchanged. Prices range from €5,145/sq.m. for mid-sized properties to €6,271/sq.m. for smaller ones, with large homes reaching €6,267/sq.m. In Voula, supply rose 7.9% for small homes and remained nearly stable for larger ones, but fell 6.2% in the 81–120 sq.m. bracket. Prices remain among the highest in the country — €6,050/sq.m. for homes up to 80 sq.m., €6,706/sq.m. for mid-sized properties, and €6,796/sq.m. for larger ones.
Attica: Small apartment inventory rising in several areas
On the other end of the spectrum, significant new inventory is emerging in several areas of Attica, primarily in the small apartment segment. The largest increase is recorded in Agios Dimitrios, where available homes up to 80 sq.m. surged by 52.7%, from 582 to 889 units. Despite the expansion in supply, the asking price rose 13.4% to €3,839/sq.m., while inventory for large homes fell 10.2%, with prices settling at €3,492/sq.m. In Ilioupoli, supply increased across all three categories. Small properties saw a 41% rise, while prices climbed 12.1% to €3,729/sq.m. Prices for the 81–120 sq.m. and 121+ sq.m. categories came in at €3,655 and €3,802/sq.m. respectively. A similar picture emerges in Vrilissia, where inventory grew across all size categories. Small homes saw a 40% increase, yet prices strengthened by 15.6% to €4,869/sq.m. In Marousi, available small homes rose 21.4%, with the average price reaching €4,023/sq.m. — up 17.5%. A particularly notable case is Nea Ionia, where small home supply jumped 38.6%, but prices rose even faster — up 27.8% to €3,454/sq.m. — while inventory for large homes simultaneously dropped 30.1%. In Nea Smyrni, available small homes grew 25.7%, with prices rising 14.2% to €3,427/sq.m., while mid-sized and large properties fell by 12.5% and 10.2% respectively. More options are also emerging in more affordable areas. In Peristeri, supply rose 13% for small homes and 16.4% for mid-sized ones, though prices climbed to €2,851 and €2,678/sq.m. respectively. In Ilion, inventory increased by 20.7% and 15% across the two smaller categories, with prices hovering around €2,500/sq.m.
Thessaloniki: Housing supply declining across all categories
In Thessaloniki, by contrast, supply fell across all categories. Available small homes dropped 6.6%, with prices rising to €2,866/sq.m. Mid-sized home inventory declined 9.3%, while large homes fell 7.7%.
Patras: Available housing stock shrinks sharply
A similar picture emerges in Patras, where supply fell 7% for small properties, 11% for mid-sized ones, and 23.9% for large homes. Prices settled at €2,100, €1,745, and €1,539/sq.m. respectively.
Property market: More listings don’t mean cheaper homes
The overall picture shows that numerical inventory still exists — primarily in small apartments in select areas of Attica. Mid-sized and large family homes, however, are becoming increasingly scarce in most popular markets. Even where listings are growing, prices continue to rise, which means that more available properties do not necessarily translate into more affordable options for buyers.
