Based on available preliminary data from the Bank of Greece, it is estimated that in the first quarter of 2026, apartment prices (in nominal terms) increased by an average of 5.7% compared to the corresponding quarter of 2025. For 2025, apartment prices increased at an average annual rate of 8.1% (revised data), compared to a 9.1% increase in 2024, according to the same data.

More specifically, the price increase in Q1 2026 compared to the corresponding quarter of 2025 was 6.0% for new apartments (up to 5 years old) and 5.5% for older apartments (over 5 years old). Based on revised data, for 2025 the average annual price increase rate for new apartments was 7.7%, compared to a 10.2% increase in 2024, while the average annual increase rate for older apartments reached 8.4% in 2025, compared to a corresponding 8.4% increase in 2024.
Geographic analysis shows that apartment price increases in Q1 2026, compared to the corresponding quarter of 2025, were 5.2% in Athens, 6.4% in Thessaloniki, 5.4% in other major cities, and 6.9% in other regions of the country. For the entire year 2025, price increases in the same areas compared to 2024 were 6.5%, 9.7%, 10.2%, and 9.1% respectively (revised data). Finally, for all urban areas of the country, Q1 2026 apartment prices were on average 5.6% higher compared to Q1 2025, while for 2025 the average annual increase was 7.8% (revised data).

For the construction of Bank of Greece indices regarding residential real estate market prices, detailed data collected by the Real Estate Market Analysis Department since early 2009 is used, based on PD/TE 2610/31.10.2008, from all credit institutions operating in Greece. This data includes bank estimates of current commercial value of residential properties, as well as information about their qualitative characteristics. The number of appraisals already reported to the Bank of Greece (for the period up to the end of March 2026) totaled 964.3 thousand (65.3% apartments, 18.4% single-family homes, 6.3% maisonettes, 6.0% land plots, and 4.0% other properties).
