Greece Sotheby’s International Realty has been appointed as the exclusive sales partner of DIMAND for the commercial launch of FIX Residences — a landmark residential development taking shape as part of the historic FIX Brewery’s urban regeneration at the western entrance of Thessaloniki. The project will be presented to buyers in Greece and across international markets through the global Sotheby’s International Realty network.

A new chapter for an industrial landmark
With a history spanning approximately 140 years, the FIX Brewery stands as one of the city’s most recognizable industrial buildings. The regeneration project being carried out by DIMAND will transform the site into a vibrant new urban destination, where residential living, culture, and hospitality coexist in harmony.
Based on the masterplan by Foster + Partners, three historic buildings will be restored and given new uses, while two new bioclimatic buildings will be constructed alongside them. Featuring brick facades, vaulted ceilings, and industrial-style windows, the new buildings will carry the architectural identity of the historic complex into the present day. The result will weave together the listed heritage structures and the new architecture in a dialogue between industrial heritage and contemporary design.
FIX Residences will comprise 95 private residences within a new nine-story building totaling approximately 19,800 sq.m., with 134 parking spaces exclusively for residents. The building will prioritize energy efficiency and environmental performance, targeting LEED Gold certification.

Residential living, culture, and hospitality
FIX occupies a strategic position within Thessaloniki’s evolving urban landscape, just minutes from the city’s historic center and approximately 30 minutes from Thessaloniki International Airport “Macedonia,” with connections throughout Greece and abroad.
Two hotel units under the Hilton Hotels & Resorts brand will form an integral part of the development, alongside restaurants, wellness facilities, retail spaces, and landscaped green areas. Culture will be at the very heart of the project’s identity. One of the restored buildings will house MOMus – Museum of Modern Art, home to the renowned Costakis Collection of Russian avant-garde art, as well as the Thessaloniki State Symphony Orchestra, bringing exhibitions and performances within walking distance of the residences.
Completion of the development is scheduled for late 2029.
