The rent refund for specific categories of citizens who meet income and property criteria will be paid by November 30, 2025. According to tax consultant Nikos Fragiadakis, the measure is established as permanent and will be distributed every November, as part of the state’s effort to address the housing crisis and support those paying high rents.

As Mr. Fragiadakis explained on Mega TV, “this measure is now permanent and will be given every November. It was created to help people because rentsare very high and the housing crisis is here. It’s also a measure that wants to create conflicting interests, meaning if I declare €300 and pay €600, I’ll get €300, not €600. So it’s a pressure measure in the negotiation between landlord and tenant.”
How the rent refund is calculated
The amount each beneficiary will receive corresponds to 1/12 of the rent paid in the previous year, with a maximum limit of €800. The tax consultant emphasized that many citizens have the impression they will receive €800 regardless of their rent amount, which is not true. As he characteristically noted: “If you pay and show €800 and above, that’s what you’ll get, increased for each child.”
Beneficiaries and criteria – Detailed amounts
For primary residence:
• Up to €800 + €50 per child
For student housing:
• Up to €800
Income and property criteria:
• Single person: Annual income up to €20,000 and real estate assets up to €120,000
• Couple without children: Annual income up to €28,000 and real estate assets up to €140,000
• Couple with 1 child: Annual income up to €32,000 and real estate assets up to €160,000
• Couple with 2 children: Annual income up to €36,000 and real estate assets up to €180,000
• Increase: +€4,000 for each additional minor child (proportional increase in limits)
The rent refund now constitutes a permanent financial support, providing real relief to thousands of tenants across the country.
