Average asking property sale prices across the Greek islands are on the rise, with Antiparos leading the pack at €7,600 per square meter. Data from spitogatos.gr for the second quarter of 2026 shows that demand for homes from both domestic and international buyers remains strong, with annual price increases exceeding 30% on some islands.
Property prices: Above €2,900 per square meter in the Aegean
In the Aegean Islands, the average asking sale price for residential properties in Q2 2026 stood at €2,941 per square meter, reflecting an annual increase of 5.9%.
In the Ionian Islands, the average asking price reached €2,531 per square meter, also up 5.9% compared to Q2 2025.
In Crete, the average asking price rose to €2,250 per square meter, recording the largest annual increase at 6.9%.
Over a five-year period, the rise in Crete is even more striking — from Q2 2021 to Q2 2026, asking sale prices for residential properties surged by 50%.
Cyclades: Antiparos overtakes Mykonos
The residential property market across the Cyclades shows significant variation from island to island.
Antiparos stands out in particular, with its average asking sale price surpassing that of Mykonos — despite having a considerably smaller available inventory.
It is worth noting that of the 149 properties available for sale in Antiparos in Q2 2026, 104 were newly built homes. Amorgos also recorded one of the highest annual price increases in the region.
Dodecanese: Patmos leads the way
Price growth has been especially pronounced in several destinations across the Dodecanese.
Leros recorded an annual increase in average asking prices of over 30%, while Kalymnos saw growth approaching 20%.
Patmos tops the Dodecanese with an average asking price of €5,000/sqm, followed by Astypalaia at €4,000/sqm and Kalymnos at €2,759/sqm.
Notably, the two largest islands in the Dodecanese — Rhodes and Kos — have lower prices than the rest of the group.
North Aegean: Prices rising across all islands
All islands in the North Aegean recorded annual increases in average asking prices during Q2 2026.
Ikaria holds the top spot with an average asking price of €1,846/sqm, followed by Chios, Lesbos, and Samos.
Ionian Islands: Paxos leads the region
Average asking prices rose across most of the Ionian Islands in Q2 2026.
Paxos and Kefalonia recorded the highest annual increases, with Paxos also commanding the highest average asking price in the region.
Kythira was the exception, posting an annual price decline.
Sporades: Skiathos takes center stage
Price movements in the Sporades have been more moderate compared to other popular island destinations.
Skiathos maintains the highest average asking sale price at €3,521/sqm, with Alonissos and Skyros following behind.
Crete: Chania reaches €3,102 per square meter
Average asking sale prices are trending upward across all four regional units of Crete.
Chania remains at the top with an average asking price of €3,102/sqm, followed by Rethymno, Heraklion, and Lasithi.
Americans are searching for property on the Greek islands
International buyer interest in Greek island properties remains strong.
The United States leads the way, followed by the United Kingdom, Germany, the Netherlands, and France.
The Cyclades and Dodecanese attract the most interest from foreign buyers, followed by the regional units of Chania, Corfu, and Heraklion.
In terms of domestic demand, the Cyclades also rank first, followed by the Heraklion regional unit, the Saronic Islands, Chania, and the Dodecanese.
Modest annual price declines of between 1% and 6% have been recorded in Mykonos, Folegandros, Santorini, Sikinos, and Andros, while Naxos has remained relatively stable.
