Approximately 1,180,000 households are expected to receive a one-time financial support of up to €800 as part of the new rent refund measure, aimed at providing economic relief to citizens renting primary or student housing. For this year, the refund applies to rentals from the 2024 tax year, with payment scheduled for November 30, according to Finance Minister Kyriakos Pierrakakis.
The maximum refund amount for primary residence reaches €800, increased by €50 for each dependent child, while for student housing the amount is also up to €800.
Rent refund: Income and asset criteria
For single individuals, income must not exceed €20,000. For married couples, the limit is €28,000, increased by €4,000 per child. In single-parent families, the limit reaches €31,000, with an increase of €5,000 for each additional child.
The value of family assets cannot exceed €120,000, increased by €20,000 for each additional family member.
Mandatory electronic payments from 2026
From January 2026, tenants who continue to pay rent in cash will lose their right to the subsidy, while landlords who collect payments “under the table” will be burdened with higher taxes.
The measure aims at complete digitization of transactions, ensuring transparency and more effective control in the rental market.
Similarly, businesses that pay commercial rent without bank transactions from 2026 will not be able to deduct these expenses from their gross income.
Submission process and controls
Beneficiaries were required to submit the necessary documents (lease agreement, payment receipts, study certificate) to the competent AADE service by October 20. Those who submit them by December 31, 2025, will receive the support at a later time.
In cases of errors or inaccurate information in tax returns, wrongfully paid amounts will be recovered with interest at 0.73% monthly, while the beneficiary will be excluded from any subsequent support for three years.
For special cases (such as incorrect application of criteria or non-payment for all student accommodations), beneficiaries can submit documents electronically through the “My Requests” application in myAADE until December 31, 2025.
The support payment will be made as a lump sum to the bank account (IBAN) declared in myAADE or myAADEapp. From the new year, by decision of AADE administrator Giorgos Pitsilis, rent payments will be mandatory through banks.
