The government is taking a relief measure regarding rental prices with the return of an amount equivalent to one month’s rent for one million tenants, whether they live in a house or student accommodation. Deposits of the corresponding amounts will begin in November, according to ERT’s report, while it is noted that for tenants to see the true amount they pay, they must declare the actual rent they pay.
An amount equal to one month’s rent will be deposited in November into the bank accounts of one million primary residence or student housing tenants through this refund program. The report notes that the list of beneficiaries will be compiled from early October. The deadline for submitting amended tax returns to the Tax Authority expires on September 30.
Rent refund: Income criteria for beneficiaries
According to ERT, the electronic lease agreement must be submitted to Taxis by July 15, 2025, and the number must be completed in form E1 even with a late declaration without penalty until September 30.
The amount will be paid at the end of November and will correspond to 1/12 of the rent payments made in 2024 for primary residence or student accommodation. The maximum limit is 800 euros plus 50 euros for each dependent child.
“The support for tenants is positive, but it doesn’t touch the heart of the housing problem. It will help more in combating tax evasion than in reducing rents,” said Eleftherios Potamianos, president of the Athens Real Estate Agents Association, to ERTnews.
The income limit reaches 20,000 euros per year for single individuals and 28,000 euros for married couples plus 4,000 euros for each dependent child. For single-parent families, the limit is 31,000 euros, increased by 5,000 euros for each additional dependent child beyond the first.
From next year, rent payments will be mandatory through bank deposit, which will also be a basic prerequisite for receiving tenant support.
