The housing market continues to pressure tenants in 2025, as according to a nationwide survey by RE/MAX Greece, rents are recording a new average increase of 4.3% compared to last year. The increased demand for quality properties, combined with reduced availability, is driving up prices across the country. Regional areas emerge as “champions” with increases reaching 5.3%, while in Attica and Thessaloniki the rise moves to milder levels. From Kolonaki and the Southern Suburbs to Santorini and Mykonos, the fluctuations in rents highlight the intense inequality in the market.

According to data from residential rentals conducted through the RE/MAX Greece real estate network, with 88 offices and more than 1,200 property consultants nationwide, the regions record the largest increase in housing rental prices, with an average rise of 5.3% compared to last year. At the same time, Attica showed an average rent increase of 4.5% within one year, while in Thessaloniki the corresponding rise was formed at an average of 3.1%.

Attica
In detail, in the Municipality of Athens, the average rent amounts to 9.3 euros per square meter. Moreover, in this specific Municipality the highest average price is found in Kolonaki (on average 14 euros per sq.m.) which is also the highest in the entire Attica region. The lowest average rent prices are found, according to RE/MAX Greece data, in Kypseli (7 euros per sq.m.), in Patisia and Byron (7.2 euros per sq.m.) and in Kaisariani (8.2 euros per sq.m.). On average above 9 euros per sq.m. homes are rented in Ambelokipoi (9.1 euros per sq.m.), Zografou (9.4 euros per sq.m.), Koukaki (9.5 euros per sq.m.), Exarchia (9.6 euros per sq.m.), Neos Kosmos (9.8 euros per sq.m.), Hilton area (10 euros per sq.m.) and Lycabettus (12 euros per sq.m.). In the Southern Suburbs prices remain high with an average of 10.7 euros per sq.m. and an increase of 5.5% within one year. The lowest average housing rental prices are recorded in Argyroupoli (8.6 euros per sq.m.), in Kallithea (9.3 euros per sq.m.), in Nea Smyrni (9.9 euros per sq.m.) and in Paleo Faliro (10 euros per sq.m.), while 11 euros and above are recorded as average prices in Elliniko (11 euros per sq.m.), Alimos (11.3 euros per sq.m.), Voula, Varkiza and Vari (12 euros per sq.m.).
In the Northern Suburbs, the average housing rental price amounts to 10 euros per sq.m, with the lowest average prices found in Dionysus (8 euros per sq.m.), in Galatsi (8.6 euros per sq.m.) in Agia Paraskevi (8.8 euros per sq.m.), in Ekali (9 euros per sq.m.), in Cholargos (9.3 euros per sq.m.), in Chalandri (9.8 euros per sq.m.) and in Maroussi (10 euros per sq.m.). Above the average price of 10 euros in the Northern suburbs one can find housing for rent in Papagou (10.3 euros per sq.m.), in Vrilissia (10.5 euros per sq.m.), in Kifissia (10.7 euros per sq.m.), in Neo Psychiko (11 euros per sq.m.), in Paleo Psychiko and Filothei (12 euros per sq.m.). In the Western Suburbs, prices move at considerably lower levels with the average price forming at 7 euros per square meter. Specifically, in Agia Varvara the lowest average price is recorded (5.8 euros per sq.m.) followed by: Chaidari (6.5 euros per sq.m.), Peristeri (6.6 euros per sq.m.), Aigaleo (6.7 euros per sq.m.), Nea Ionia (7.9 euros per sq.m.), Neo Heraklion (8.6 euros per sq.m.).
In Piraeus and the remaining adjacent areas, the average rental price was formed in 2025 at an average of 7.5 euros per square meter. The lowest average prices are found in Keratsini (5.3 euros per sq.m.), Korydallos (5.4 euros per sq.m.), Perama (5.6 euros per sq.m.), Kaminia (5.7 euros per sq.m.), while above 7.5 euros per sq.m. rental average prices are found in Piraeus area (9.4 euros per sq.m.), Kastela and Pasalimani (9.5 euros per sq.m.), Piraeus (9.7 euros per sq.m.) and Neo Faliro (9.8 euros per sq.m.). Overall, the average housing rental price in Attica was formed at 8.9 euros per square meter.




Thessaloniki
In the Thessaloniki region, according to RE/MAX Greece data, the central municipality remains at the top of rental prices with an average of 9.3 euros per square meter. In the northern part of the region, the average price was formed at 7.4 euros per sq.m., while in the eastern and western parts the average rent price reached 7.2 euros per sq.m. and 5.8 euros per sq.m. respectively. It’s worth noting that overall in the Thessaloniki region the average housing rental price reached 7.4 euros per sq.m. with the highest average rent recorded in the Old Waterfront area at 14 euros per square meter. Specifically, in the Municipality of Thessaloniki and particularly in the 40 Churches area the lowest average housing rental price is recorded (7.8 euros per sq.m.) followed by Triandria (8 euros per sq.m.) in Toumba and Charilaou (8.2 euros per sq.m.), in Faliro (8.3 euros per sq.m.). The highest average prices apart from the Old Waterfront are recorded in the Upper City (9.4 euros per sq.m.), in the New Waterfront (9.5 euros per sq.m.) and in the Historic Center (11 euros per sq.m.).
In Western Thessaloniki the lowest prices are recorded in Eleftherio-Kordelio (5 euros per sq.m.), in Stavroupoli (5.2 euros per sq.m.), in Ilioupoli (5.5 euros per sq.m.) in Polichni and Oraiokastro (5.9 euros per sq.m.). At the level of 6 euros per square meter is the average housing rental price in Ambelokipoi, in Efkarpia, while higher is in Evosmos and Neapoli (6.4 euros per sq.m.) In Eastern Thessaloniki the highest housing rental prices are recorded in Karabournaki (9.5 euros per sq.m.), in Kalamaria (8.6 euros per sq.m.), in Panorama (8.5 euros per sq.m.) and the lowest in Epanomi (4 euros per sq.m.), in Nea Michaniona (4.6 euros per sq.m.), in Peraia (6.5 euros per sq.m.) and in Thermi (7 euros per sq.m.).


Rest of Greece
In the regions, the largest price increase is recorded, with the average rent price forming at 7.5 euros per sq.m.. It’s worth noting that this specific price is higher than that of Thessaloniki, but lower than the corresponding price in Athens. Housing rental prices on average below 7.5 euros per sq.m. can be found, among others, in Thasos (4.7 euros per sq.m.), in Pyrgos (4.8 euros per sq.m.), in Argos, Karditsa and Igoumenitsa (5.2 euros per sq.m.), in Katerini and Lemnos (5.5 euros per sq.m.), in Kavala (5.8 euros per sq.m.), in Serres (6 euros per sq.m.), in Ioannina (6.2 euros per sq.m.) and in Alexandroupoli (6.7 euros per sq.m.).
On the other hand, the highest average rent prices are recorded, according to RE/MAX Greece, in Santorini (13 euros per sq.m.), in Mykonos, Paros and Naxos (12 euros per sq.m.) and in Rethymno (10.9 euros per sq.m.). The rental market picture in 2025 shows increases across the territory, with variations by area. A factor contributing to this trend is the increased demand for housing – and specifically for quality options – combined with their reduced stock, particularly in high-demand areas.
