The implementation of the new rent refund program begins, offering significant financial support to citizens renting primary or student housing. This initiative by Deputy Finance Ministers George Kotsyras and Athanasios Petralia, following a proposal by AADE governor George Pitsilis, aims to provide immediate household support.

The rent refund program for the current year covers rentals from the 2024 tax year, with financial support paid in a lump sum by the end of November 2025. The process is fully automated, requiring no application submission, based on tax declaration data as finalized by the last working day of September.
Rent subsidy: Financial support amounts by rental category
The rent refund varies according to housing type. For primary residence, the maximum amount reaches 800 euros annually, with an additional 50 euros for each dependent child. Similarly, student housing provides rent refunds of up to 800 euros per student.
The refund amount is calculated as one-twelfth of the total annual rent paid in 2024. In cases of successive rentals, the calculation is based on the sum of all rents.
Eligibility criteria for rent refund
Receiving financial support requires meeting specific income and asset criteria. For primary residence rental, annual household income must not exceed 20,000 euros for singles, 28,000 euros for married couples with 4,000 euros increase per child, and 31,000 euros for single-parent families with an additional 5,000 euros for each subsequent dependent child.
Regarding assets, the total real estate value based on ENFIA cannot exceed 120,000 euros for singles, or 120,000 euros increased by 20,000 euros for spouse and each dependent child. For student housing, only income criteria are examined.
Essential requirements and procedures
For successful rent refund, timely submission of the Rental Information Declaration to AADE by July 15, 2025 is required. Additionally, this declaration number must be registered in the 2024 tax return, with the possibility of late submission without penalties until the end of September.
Financial support is paid even without declaring the lease number in Form E1, after AADE cross-checking that identifies data through the electricity supply number. The amount is determined by the maximum between the contractually agreed and declared amounts by landlords.
Special cases and alternative procedures
In cases where the landlord is not required to file electronically (Public sector) or submits a handwritten declaration, eligible tenants must submit required documents by October 20, 2025. Submission is done digitally through the “My Requests” application on the myAADE platform.
Required documents include:
- Lease agreement
- Rent payment receipts
- Study certificate for student housing
Late submission after October 20 and until December 31, 2025 will result in rent refund payment in the following year.
