A barrage of electronic property auctions targeting debtors with large debts to the tax authority is being unleashed through November by the AADE, sending a stern message to taxpayers who, despite their high financial profile, leave taxes unpaid, with the total amount exceeding €110.7 billion.

At the same time, seizures of bank accounts and movable assets continue with undiminished intensity against more than 1.6 million debtors. The “black list” of auctions includes all types of properties, from apartments, apartment buildings and stores to housing complexes, plots, agricultural land, parking spaces and warehouses, with starting bid prices ranging from just €975 to €3.2 million.
Where the first property auctions have taken place
The first auction “hammers” have already sounded for:
- Apartments in Attica and Thessaloniki, with starting prices from €80,000 to €250,000.
- Warehouses and auxiliary spaces, from just €975 to €7,210.
- Commercial properties, stores and industrial spaces, from €40,000.
- Plots with frontage on avenues and building potential, up to €3.2 million.
- Agricultural land in Trikala, Chania, Thessaloniki and Boeotia, with areas up to 29 acres and prices from €7,100 to €1,488,500.
Property auctions: September 24, 2025 first wave in Thessaloniki, Livadeia, Ilioupoli
Next up are auctions of small apartments, stores and warehouses:
- In Thessaloniki, in the French Ramparts area (Monastiriou Street), apartments of 38–43 sq.m. in a refugee-type apartment building are being auctioned, with prices from €75,500 to €82,000, as well as a 38.9 sq.m. warehouse for just €11,000.
- In Ilioupoli, a 21.2 sq.m. store is going for €26,000 and a 67.6 sq.m. apartment with a starting bid of €243,000, on Kassandras and Agrafon streets.
- In Livadeia, a 301 sq.m. plot is being auctioned with a starting price of €27,000, as well as a plot in Pyrgetos Trikala (1/2 undivided) for €9,800.
October 22, 2025 second wave of auctions: Warehouses, factories and houses in Piraeus, Chania, Kavala, Trikala
The second wave concerns commercial properties and large areas:
- In Piraeus (Neo Faliro), AADE is massively auctioning 4–7 sq.m. warehouses at prices starting from €975. These are auxiliary spaces in a complex on Davaki Pindou 62.
- In Chania, a 3,931 sq.m. plot is being auctioned for €744,000, while in Galata, 50% of an 876 sq.m. plot is being sold for €8,500.
- In Kavala (Egnatias and Pythagoras), two two-story houses with a total area of 225 sq.m. are being auctioned with a starting price of €97,210.
- In Trikala (Petroto), two agricultural plots of 10,762 sq.m. for €41,000 and 23,563 sq.m. with a starting bid of €1,795,000 are being auctioned
November 19, 2025: Large complexes and apartments in Nea Ionia and Agia Paraskevi
The heaviest “batch” includes complexes with parking spaces, apartments and stores:
- In Agia Paraskevi (Evangelistrias 14), a housing complex with auxiliary spaces, parking and warehouses on a 1,059 sq.m. plot is going for a starting price of €247,000.
- In Nea Ionia (Kymis and Byzantiou), a 780.89 sq.m. plot with a 641 sq.m. basement, 542 sq.m. ground floor and a total of 23 parking spaces is being sold for a mammoth price of €3,180,000.
- On Pergamou 63, a 128.46 sq.m. store is being sold for €115,200.
- At the intersection of Pergamou and Kymis, the following are being auctioned:
– Parking space of 87 sq.m. for €33,600
– Ground floor store of 132 sq.m. with exclusive use of parking for €127,200
– Plot with basement and three floors on Pergamou 70, for €456,000
AADE: Forced collection measures for 72.47% of taxpayers with open accounts
It should be noted that according to the latest AADE data, 4,039,334 individuals and legal entities have open accounts with the tax authority, and of these, 1,601,659 taxpayers or 72.47% have already been subject to forced collection measures, such as bank account seizures and property auctions, while 2,210,202 are at risk of such measures.
