The rally in asking prices for real estate sales and rentals continues strong across Greece, with increases reaching up to 34% in specific areas. This phenomenon stems from a supply shortage, rising demand due to the “My Home” program, and very high expectations held by many property owners.

According to data collected by digital classified platform Spitogatos.gr and cited by newspaper “Kathimerini,” during the second quarter nationwide, asking sale prices recorded an annual increase of 9.7%, while asking rental prices rose 7.2% compared to the corresponding period in 2024.
Most expensive areas for buying and renting property
Nationwide, Athens’ southern suburbs continue to top the list of Greece’s most expensive areas for home purchases in this year’s second quarter, with average asking prices reaching 4,052 euros per square meter. The Cyclades follow with 3,800 euros/sq.m., Athens’ northern suburbs with 3,300 euros/sq.m., Lefkada (3,270 euros/sq.m.) and Chania (2,750 euros/sq.m.).
Regarding rental asking prices, the five most expensive areas include the Cyclades, Athens’ southern and northern suburbs with average asking prices of 15.3 euros/sq.m., 13 euros/sq.m. and 11.4 euros/sq.m. respectively, followed by the Municipality of Athens with 11.3 euros/sq.m. and Piraeus with 10.3 euros/sq.m.
Most affordable areas for real estate
The lowest home purchase prices were recorded in Kastoria (495 euros/sq.m.), Kozani (644 euros/sq.m.), Florina (682 euros/sq.m.), Kilkis (700 euros/sq.m.) and Grevena (714 euros/sq.m.). For property rentals, the lowest asking prices are found in Kilkis (4 euros/sq.m.), Pella (4.4 euros/sq.m.) and the rest of Thessaloniki Prefecture (4.5 euros/sq.m.). Grevena and Imathia complete the ranking of most affordable areas, with asking prices of 4.8 euros/sq.m. and 5 euros/sq.m. respectively.
Price rally in Attica with increases up to 34%
In Attica, significant increases in average asking home sale prices are found in Piraeus suburbs and western suburbs, as well as in central Athens areas. More specifically, the largest annual increases during Q2 2025, compared to the corresponding period of the previous year, were recorded in Drapetsona (34.2%), Nea Chalkidona (29.6%), Perama (28.99%), Ano Patisia (28.8%) and Agioi Anargyroi (27.6%).
Similarly, regarding average rental asking prices, the largest increases during the same period were recorded in Agios Ioannis Rentis (28.6%), Petroupoli (19.6%), the Gazi, Metaxourgeio, Votanikos area (19.3%) and Agia Varvara (16.8%).
Conversely, areas in western and eastern suburbs, as well as central Athens, rank among the most affordable options for home purchases. Specifically, Attica’s most affordable areas for property purchases are:
- Agia Varvara (1,420 euros/sq.m.)
- Varnavas (1,512 euros/sq.m.)
- Acharnes (1,570 euros/sq.m.)
- Patision, Acharnon area (1,630 euros/sq.m.)
In the rental sector, Attica’s most affordable area during Q2 2025 was Perama at 6.9 euros/sq.m. Acharnes, Stamata, Agios Stefanos and Paiania follow.
