Taxpayers who have insured their homes against natural disasters can secure discounts of up to 20% on this year’s property tax by submitting an application through the AADE’s myPROPERTY platform, which will open next week.

The discount applies to property owners with an objective value up to €500,000, provided that insurance for the three basic risks – earthquake, fire and flood – covered the entire previous year. For homes with greater value, above €500,000, the tax reduction is limited to 10%.
According to AADE data, last year 359,494 owners secured discounts on their property tax bill for 502,597 insured properties, with 250,000 of them receiving the maximum 20% reduction.
Property tax: How to apply through AADE’s myPROPERTY platform
Beneficiaries must log in with their Taxis codes to the AADE’s myPROPERTY application, select the Property Identity Number (ATAK) corresponding to the insured residence and link it with the number of the corresponding insurance policy contract. Each ATAK corresponding to the insured residence must be linked with the corresponding insurance policy/policies.
If multiple insurance policies correspond to the same residence, they must repeat the process for each contract number, while if there are other insured residences, the process is repeated for each property separately.
If there are other beneficiaries of the insured residence (co-owners, usufructuaries, etc.), they must declare their tax numbers so they can be notified through AADE and submit an application through the platform with their own codes.
Basic requirements to secure the tax reduction
Property tax reduction is only available to Natural Persons who have rights to a residence, which is included in the property declaration and is insured. A reduction is also granted when the insurance recipient is a legal entity, but a natural person has rights to the insured residence.
When the insurance policy details (start – end, insured risks, etc.) do not appear correctly, the insurance recipient must contact the issuing insurance company to send the correct information.
How cross-checks with insurance companies work
Property owners’ data will be cross-checked with information that insurance companies will send to AADE by the end of January, so services can proceed with issuing property tax clearances with reduced tax. New tax clearances must be issued by the end of February, with payments starting from the end of March and settlement in 12 monthly installments.
Under the new system, taxpayers with residences insured against natural disasters will have a 20% discount on the total amount of the main and “supplementary” tax (imposed when a property’s objective value exceeds €400,000 and is increased with specific coefficients), provided they meet the following conditions:
-Residences are insured for earthquake, fire and flood.
-Insurance covers the previous year and has a duration of at least three months. If insurance duration is less than one year, the property tax reduction is proportional. Properties insured for less than 90 days are not eligible for discounts.
-Insurance covers the total value of the property, which cannot be less than €1,000 per sq.m. (property value refers to the value of the building or buildings – main and auxiliary spaces – and does not include the plot value).
