The release of ENFIA 2026 property tax statements is approaching, with the Independent Authority for Public Revenue planning to send them out in early March. Until Saturday, January 31, 2026, property owners have the opportunity to submit amended E9 declarations through the AADE electronic platform to correct information regarding their real estate for 2025. These changes will directly determine the tax amount they will be required to pay this year.
Corrections that can be made include property square footage, co-ownership percentages, category of property rights, and property usage. Even minor inaccuracies in the data can cause significant increases in the final tax amount, making careful verification of declared information essential. In cases where incomplete or incorrect data is identified, submitting an amended declaration is the only way to avoid additional charges.
When ENFIA 2026 property tax statements will be issued
The property tax assessment notices for 2026 will be sent electronically to taxpayers during the first days of March. The total amount expected to be collected amounts to approximately 2.3 billion euros, distributed among roughly seven million property owners across the country. Tax payment will be made in twelve monthly installments, thus facilitating household financial management.
More than 2.3 million taxpayers will see a reduction in the ENFIA amount they will be required to pay. Categories that will benefit include owners who have insured their homes against natural disasters, households with limited incomes, and primary residence owners in small settlements with populations up to 1,500 residents. For the latter category, a 50% reduction is provided for the current year and complete tax abolition from 2027, under specific conditions.
Who qualifies for ENFIA 2026 discounts
Significant tax reliefs reaching up to 70% or even complete exemption from ENFIA are provided for thousands of taxpayers. According to official data from the Ministry of Finance, categories receiving reductions include residents of small settlements, owners of insured properties, and low-income households.
Approximately 400,000 owners who have insured their properties against natural disasters will receive a discount from 10% to 20% on the main and supplementary tax. For properties with objective value up to 500,000 euros, the reduction amounts to 20%, while for higher values it is limited to 10%. If the insurance coverage duration is less than twelve months, the discount is calculated proportionally based on the months of coverage.
Residents of settlements with populations up to 1,500 inhabitants, excluding the Attica Region except for islands, as well as specific areas of Evros, Western Macedonia, and border areas in settlements up to 1,700 inhabitants, will enjoy a 50% reduction in property tax. The discount applies to full ownership, bare ownership, or usufruct of the primary residence, provided its objective value does not exceed 400,000 euros. If the residence is additionally insured for natural disasters, the total discount can reach 70%, as an additional 20% reduction is added.
Exemptions for low-income households
Approximately 900,000 taxpayers with limited incomes will see their property tax reduced by up to 50% or completely eliminated. The criteria considered include total household income, total building area, and real estate value, depending on family status and number of dependents.
Complete exemption from ENFIA 2026 is provided for households with three or more dependent children and for individuals with disability rates above 80%, provided that household income does not exceed 12,000 euros and the total building area does not exceed 150 square meters. Additional exemptions apply to property owners in areas affected by natural disasters, as well as those holding rights to historic preserved buildings or heritage monuments.
