The countdown has begun for the payment of state assistance equivalent to one month’s rent to more than one million households.
Specifically, on Friday, November 28, the payment of one month’s rent up to 800 euros will be made for rents paid in 2024, as the rent refund measure is implemented. It should be noted that the refund affects approximately 1 million tenants of primary or student housing and constitutes a permanent government policy that will be paid every November without application, provided that income and property criteria are met. The financial assistance is granted automatically, without requiring the submission of an application by beneficiaries, based on tax return data (as finalized by the last working day of September).
The amount of rent refund assistance is:
- Up to 800 euros for primary residence. This amount is increased by 50 euros for each dependent child.
- Up to 800 euros for student housing per student.
- The refund amount equals one-twelfth (1/12) of the total annual rent paid in 2024. If there were more than one consecutive leases, the amount is calculated based on the sum of rents paid.
Income and property criteria for rent refund:
For primary residence rental, the following criteria must be cumulatively met:
Income criteria (annual family income):
- Single: up to 20,000 euros. Married or Civil Union Members: up to 28,000 euros, increased by 4,000 euros for each dependent child.
- Single-parent families: up to 31,000 euros, increased by 5,000 euros for each additional dependent child beyond the first.
Property criteria:
- The total value of real estate property (based on ENFIA data for the year of assistance payment) must not exceed:
- 120,000 euros for single persons.
- 120,000 euros, increased by 20,000 euros for spouse or civil union partner and each additional dependent child.
For student housing rental:
Only the income criteria mentioned above are examined, regardless of whether student housing is declared in parents’ tax returns or as primary residence in the student’s own tax return.
The assistance payment will be based on the maximum amount between what has been contractually agreed (based on the active rental information declaration submitted to AADE) and the amount declared by landlords in their income tax returns.
Additionally, in special cases of non-payment of assistance, specifically due to:
- erroneous application of property criteria for student housing,
- non-payment of assistance for all student housing of a family
- and payment of a larger amount, provided this amount has been included in form E1 of the tenant’s income tax return, and results from contractually agreed terms, eligible tenants can submit until 31/12/2025 digitally through the “My Requests” application on the myAADE digital portal (myaade.gov.gr), the relevant supporting documents (lease agreement, study certificates, bank receipts for rent payment) to the competent AADE service for receiving their tax return, so that assistance can be paid in the following year
